Service Guarantee For Home Buyers
When purchasing a home with Arbour Realty, we put our commitment to service in writing. You know that from day #1 we are starting on the same page. If you are considering another agent, you might ask if they are willing to sign the same agreement.
Buyer Assurance. When you buy a home with us, we take a value driven approach – focusing on homes with the greatest chance of appreciation. If you purchase a home with us and need to sell within the first year of ownership we will waive our commission on the listing.
No Pressure. We are here as your consultant during the home buying process. Our job is to help you make the right decision, not a fast decision. We will share our knowledge with you and provide our opinions to help guide you in the process. When it comes to making an offer, you will be empowered with a detailed value analysis of the property. When it is the right home, YOU will know.
Zero Transaction Fees. Other real estate companies have standardized fees they charge you for working with them. These fees range from $250 to $500 per purchase and sale. Their transaction fees are simply extra money for the broker. Arbour Realty would like to change that standard by eliminating this fee. Buyers do not pay us a commission. When representing you, the seller pays our commission at settlement.
Trusted Lenders. One of the most important components of a home purchase in this market is that you have a lender you can trust. We will provide you with at least three recommendations based on lenders that have proven they can offer the most competitive mortgage product, provide quick processing so that you have at least 24 hours to review your HUD1 before settlement and without exception are able to live up to their promises. We do not receive kickbacks from any lender we recommend.
No Dual Agency. Dual agency describes a situation where one agent represents a buyer and seller in the same transaction. One of the most important jobs you hire us for is to negotiate aggressively on your behalf, which we can not do if we are also representing the other side of the transaction. We will not act as a dual representative and you should be wary of anyone that suggests they would.
Electronic Documents. We make the process of writing, signing and sending a contract completely electronic. No paper. Less gas. Superior legibility. You are instantly given a PDF copy of everything you sign.
Home Energy Evaluation. We understand that a home purchase is a major investment. When you have purchased your home, you will receive the opportunity for a home energy evaluation so that you can identify and prioritize cost-effective energy upgrades to aid in creating the energy savings and comfort of your home as well as identifying possible IRS tax credits.
Satisfaction Guaranteed. If the service we provide does not exceed your expectations we ask that you give us an opportunity to rectify the situation. If we do not, you are welcome to walk away from our commitment without any financial penalties. Our business thrives on referrals and it is imperative that your experience be phenomenal.
Carbon Neutral. Quite simply, we try to offset more pollution than we create. Arbour Realty offsets the energy we use in our office with wind power and have even earned the EPA Green Power Partnership designation. Through a partnership with the Arbor Day Foundation we will have trees planted in your honor when you buy or sell a home with us.
Referral Network. Sharing referrals within our community helps to strengthen our local economy and small businesses like ours. We find it essential to be able to refer service providers. Arbour Realty is creating a network of the top service providers that all of our clients will have access to. We do not receive kickbacks from any service provider we recommend.
