Back in 1999 Arlington County introduced bonus density incentives for builders who met the LEED certification standards. Bonus density 
incentives allow builders to build at a higher percentage of density than what the actual set zoning regulations state, in exchange for meeting set LEED green certification standards. The LEED Building certification has different levels, and the higher the level met, the bigger the percentage they can build over the normal zoning laws.
The reasoning behind this bonus density incentive is to encourage builders of initially commercial properties to build environmentally conscious. The LEED certification has different tiers, with certified being the basis and Platinum being the highest, with silver and gold in between.
Arlington County is constantly looking for new ways to be more environmentally friendly, and now they have introduced bonus density incentives for residential building and tightened their guidelines for commercial building. Recent changes in the commercial bonus density standards have reduced the bonus density for the basic environmentally LEED levels met, and increased it for the highest LEED level achieved. Arlington County wants builders to commit to a higher level of eco-friendly standards, and not just build to the bare minimum.
