New Clarendon Real Estate – Garfield Park and The Waverly

There are two residential real estate projects planned for Clarendon called Garfield Park and The Waverly.  Both were approved by Arlington county during the midst of the real estate boom and have been put on pause since then.

Garfield Park will be located at 2900 N. 10th St. in Arlington VA on the corner of N. Washington and 10th St.  This lot was previously a CVS and Sala Thai restaurant.  CVS has moved to a new location on Clarendon Boulevard and the lot has been cleared for construction.

Garfield Park plans to include 149 residential units.  It has not been officially announced whether these will be condos or rental apartments.  It’s exciting to learn that the project will include 20,757 square feet of retail space.  Clarendon is already Arlington’s hot spot for shopping and it continues to expand providing additional conveniences to residents of Clarendon. Many Clarendon residents are finding that they can walk or metro to most of their favorite destinations.

Whether the Garfield Park becomes a condominium or apartment development, it will only reach 5 stories.  That means it will fit into the category of what we normally consider a mid-rise development.  Construction was scheduled to be complete by Fall 2010, which is obviously not going to happen.

The Waverly is located in Clarendon at 1200 N. Irving St., Arlington VA.  This is an area that has sprung up with some of Arlington’s favorite new restaurants: Spider Kellys, Eventide and Liberty Tavern.  Once a dead zone between Clarendon and Virginia Square, this is becoming a hotspot in Clarendon.

The Waverly will include 155 residential units that are more likely to be rental apartments than condos.  Like Garfield Park, this project will include a significant amount of retail space.  The estimated amount of retail space is 18,299 square feet on the ground floor.  The height of the Waverly will reach 10 stories so there should be some unobstructed views of DC from the upper floors.

Whether condos or apartments, The Waverly will attract a lot of interest based on its location alone.  It is about two blocks from Clarendon Metro Station and becoming one of the hottest areas for restaurants and nightlife in Arlington VA.

    They're going to build Garfield Park in 6 months? Damn! That's an ambitious construction schedule…

    Maybe Fall of 2012 is more likely?
