This past weekend was the grand opening of the newest mid-rise condominium and town-home community in Arlington VA. Clarendon 3131 is another classy development by the Linde and Holladay Corporation, whom we are quite familiar with. Set back on the lot, this new building has a homey feeling since you’re enveloped by Clarendon single family homes and are in a nicely proportioned mid-rise.The first floor units are filled with a great light and have some wonderful windows and french doors at street level offering a flagstone terrace perfect for morning tea, or a relaxing evening moment. Kitchen space in these well appointed residences have top of the line KitchenAid Architect Series appliances, one of two well selected granites( black and tan or black galaxy) and have cherry stained cabinets which the new owner can select the hardware for to add their own touch to the space. The open layout is highly functional and offer a den that can be closed off by thoughtful framed glass pocket doors or left open to add more space to the rest of the living areas. The first floor homes have the added feature of a security system for peace of mind. All units have automatic sprinkler systems which are neatly hidden from view, so there isn’t any unattractive metal element lingering in the home and all of the mechanical systems are tucked away either in the first floor unit laundry rooms, or alternatively in the upstairs unit utility closets. Programmable thermostats and energy efficient argon filled double paned windows have been used to maximize energy efficiency on these homes. Clarendon 3131 is a controlled access building with both assigned parking as well as private parking garages for select units there are 16 units in all, ranging from a 1,195 square foot two bedroom, two bath, flats to one of two 3,332 square foot four bedroom, three and a half bath, four story town-homes.
