Arlington Va Condo Myth: 2 bedroom condos are always a smarter buy than 1 bedroom condos.

Truth: Arlington Va condos have remained in high demand and prices have remained steady despite national housing market conditions.  Of course when home buyers have a choice they typically prefer 2-bedrooms over 1-bedroom units because they enjoy the extra space.  The reality is that more home buyers can afford 1-bedroom condos in Arlington.   Look at new construction condo buildings such as The Phoenix in Clarendon and Residences at Liberty Center in Ballston.  Both buildings sold out of 1-bedrooms long before 2-bedrooms.  Demand remains high for high for 1-bedroom condos in Arlington and market performance remains on track with 2-bedroom condos.  The chart provided above shows that median sales price performance of Arlington VA condos almost run in parallel despite the price quadrant.   The upper two quadrants accounting mostly for 2-bedroom condos.

According to the chart below there have been some peaks and valleys in available inventory for Arlington condos.  What sticks out is that available inventory between the quadrants has moved up and down in unison.  At no time does this chart indicate that there is a supply surplus of one over another.
