New Arlington VA Condo: The Phoenix at Clarendon Gets Its Second Wind
On a hot summer day back in 2005, there were eager buyers waiting in a line wrapped around Clarendon Ballroom in order to get an appointment at The Phoenix. Arlington VA real estate and more specifically, Arlington condos have had their share of ups and down since that day. Now that almost every buyer has backed out of their purchase agreement at The Phoenix, they are back on the market. Instead of demanding top of the market prices they are undercutting most of the one and two bedroom condos currently for sale in Arlington. If you have a condo you want to sell, it may be worth waiting a couple months until The Phoenix has run its course. If you are in the market for a new condo and would like to be a snowballs-throwing-distance from Clarendon Grill, your timing couldn’t be better. As of right now there are some great units still available with one bedrooms at The Phoenix from the mid $300’s. Two bedrooms from the low $500’s.
What I like at The Phoenix compared to other condos for sale in Arlington: Maple hardwood floors are standard in the living areas. I would prefer that hardwood be throughout, but at least they didn’t stick everyone with carpet that they are going to rip out as soon as they can afford to. The building has decent amenities. The pool is on the roof so you don’t have to worry about shadows. The pool is shallow, but at least it will be a cool place to hangout in the summer. The front desk is staffed so you have someone to let your friends in and make sure you packages are signed for. Obviously location is key. Back when I was going out Wednesday through Saturday I would have killed to have a cool condo right in the center of Arlington nightlife.
For someone looking to buy his or her first home, I think that The Phoenix should definitely be a consideration. My guess is that prices will shoot up shortly after they are done selling the remaining inventory. Maybe “shoot up” is a strong expression, but I certainly don’t see it taking a tumble.
What I would like to have seen more of at The Phoenix: I wish the building had more personality. It is a little bit vanilla. And, maybe some other choices than the same granite counter tops and GE stainless steel appliances you find in every other condo in Arlington. They could have made better use of natural light in some of the units. I would mention views, but it’s Clarendon not Rosslyn. You compromise view for arguably the best location in Arlington, possibly Northern Virginia.
